Keeps and excepts

Keeps and excepts, often written in descriptions as less and except or save and except, are clauses that remove a described portion from the parent tract being conveyed, or state the portion the grantor keeps. The exception has its own description inside the instrument, and the land conveyed is the parent tract minus the excepted areas, which is why the net acreage differs from the parent’s.
