Point of beginning

The point of beginning, or POB, is the corner of the property where a metes and bounds description starts and ends. A proper POB is identifiable, permanent, and well referenced, often a set monument such as an iron rod. The description’s calls proceed from the POB around the boundary and must return to it, which is what makes closure checkable.
